NOTICE OF LOCAL PLANNING AGENCY PUBLIC HEARING
TOWN OF CINCO BAYOU, FLORIDA

The Town Council of the Town of Cinco Bayou, Florida, acting in its capacity as the Local Planning Agency (“LPA”) will hold a public hearing on Thursday, July 9, 2026, at 5:30 pm local time at Cinco Bayou Town Hall, 10 Yacht Club Drive NE, Cinco Bayou, Florida 32548, to consider Ordinance No. 261 relating to proposed amendments to the Town’s Comprehensive Plan including amending Section 7.06.00 to add a Public Use (PU) District, renumbering Section 7.06.07 to 7.06.08, adding new Section 7.06.07 creating the Public Use zoning district and amending the Town’s Official Zoning Map to designate Public Use District areas.

ORDINANCE 261

AN ORDINANCE OF THE TOWN OF CINCO BAYOU, FLORIDA, AMENDING THE TOWN’S LAND DEVELOPMENT CODE SECTION 7.06.00 TO ADD A ZONING DISTRICT TO BE KNOWN AS “PUBLIC USE”; FURTHER AMENDING THE LAND DEVELOPMENT CODE TO RE-NUMBER CURRENT SECTION 7.06.07 TO BECOME 7.06.08; FURTHER AMENDING THE LAND DEVELOPMENT CODE TO CREATE A NEW SECTION 7.06.07 TO BE ENTITLED PUBLIC USE (PU); PROVIDING FOR AUTHORITY; PROVIDING FOR PURPOSE; PROVIDING FOR LEGISLATIVE FINDINGS OF FACT; PROVIDING FOR ADOPTION OF AMENDMENTS TO THE LAND DEVELOPMENT CODE; AMENDING THE OFFICIAL ZONING MAP TO DESIGNATE PUBLIC USE DISTRICT AREAS; PROVIDING FOR PRODUCTION AND DISTRIBUTION OF AMENDED LAND DEVELOPMENT CODE; PROVIDING FOR CODIFICATION; PROVIDING FOR CONFLICTING PROVISIONS; PROVIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.

The LPA will make a recommendation to the Town Council regarding proposed Ordinance 261.

All interested persons are invited to attend and be heard. A copy of proposed Ordinance 261 may be obtained and/or inspected by any member of the public at the Cinco Bayou Town Hall, during the business hours of 8:00 a.m. to 4:00 p.m., Monday through Friday. The Meeting will be open to the press and public. In accordance with the Americans with Disabilities Act (“ADA”), persons who require special accommodations to participate in this proceeding should contact the Town Clerk, at (850) 833-3405 at least forty-eight (48) hours prior to the hearing.

Any interested party who decides to appeal any decision made by the LPA with respect to any matter considered during the meeting, will need a record of the proceedings and, for such purpose, may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based, pursuant to §286.0105, Florida Statutes.
